Our estimate follows the CTLA Trunk Formula Technique — the current (10th Edition) standard published by the Council of Tree and Landscape Appraisers. Here's what goes into the calculation.
We convert your trunk diameter (DBH) into a cross-sectional area using π × (DBH ÷ 2)². Because area grows exponentially with diameter, size is by far the biggest driver of a tree's appraised value.
We start from the real installed cost of the largest commonly available nursery tree, then only price the additional trunk area beyond that baseline — the Trunk Area Increment. This avoids overstating large, mature trees.
The incremental trunk area is priced at a $ per square inch rate set by regional nursery survey data. This varies significantly by state and species — you can adjust it in the Advanced settings.
Rates genetic quality and longevity. Durable native hardwoods like oaks and sugar maples score highest; weak-wooded or short-lived species like Bradford pear score lowest.
Reflects crown density, structural integrity, decay, and pest pressure. A flawless specimen rates near 100%; a severely declining tree rates much lower.
Captures the tree's contribution to its site — shade, screening, curb appeal, and prominence. A front-yard specimen tree scores higher than one tucked in a back corner.
The calculator combines these factors using the CTLA Trunk Formula Technique.
Trunk Area Increment = Trunk Area − Replacement Tree Area
Basic Value = Replacement Installed Cost + (Trunk Area Increment × Unit Basic Cost)
Appraised Value = Basic Value × Species Factor × Condition Factor × Location Factor
